Turnkey Technician

We are currently seeking a skilled and efficient Turnkey Technician to work across our portfolio of 2,434 units.
The Turnkey Technician assumes responsibility for maintaining the physical condition of our communities, both in terms of preventive and corrective maintenance. Proficiency in HVAC systems and various household appliances, including stoves, dishwashers, disposals, and refrigerators, is essential. Additionally, a working knowledge of electrical systems, plumbing, carpentry, and painting is required.
The responsibilities of the Turnkey Technician are as follows:
- Troubleshoot and perform all necessary repairs to the apartment community, including plumbing, HVAC, carpentry, and electrical. Installation of new appliances as needed.
- Comply with all OSHA regulations and health, safety, and environmental laws.
- Additional duties as assigned.
The qualifications of the Turnkey Technician are as follows:
- A minimum of 1 year of related experience as a maintenance technician, turnkey technician, or similar role.
- Basic troubleshooting skills.
- Basic understanding of the following disciplines: electrical, plumbing, carpentry, painting.
- Ability to prepare and make repairs to resident homes to company standards within time limits.
- Strong knowledge in troubleshooting and repairing HVAC systems. HVAC and CMRP certifications are strongly preferred.
- Strong verbal and written communication skills.
- Ability to work weekends, if required.
- Ability to learn quickly.
- Reliable transportation is required
Typical Physical Demands and Work Conditions
- Regularly use hands to manipulate tools, machinery equipment, supplies, and office equipment.
- Frequently stand, reach with hands and arms, climb ladders, balance, and stoop.
- Ability to stand for extended periods.
- Ability to lift to 70 lbs without assistance.

Maintenance Technician
Position Summary
The Maintenance Technician is responsible for maintaining the physical integrity, safety, and overall appearance of the apartment community. This position performs a variety of maintenance, repair, installation, and preventative maintenance tasks to ensure resident satisfaction and preserve the value of the property. The Maintenance Technician works closely with the Property Manager and Maintenance Supervisor to provide exceptional service and respond promptly to resident and property needs.
Essential Duties and Responsibilities
- Diagnose, troubleshoot, and repair residential and community building systems, including HVAC, plumbing, electrical, carpentry, appliances, doors, windows, roofing, drywall, flooring, and painting.
- Complete resident service requests accurately, professionally, and within established response time standards.
- Perform preventative maintenance inspections and repairs to minimize equipment downtime and extend the life of property assets.
- Install, replace, and maintain household appliances, fixtures, hardware, and building components as needed.
- Assist with apartment turns, including preparing vacant units for new residents by completing repairs, painting, cleaning, and inspections.
- Monitor, maintain, and repair common area amenities, mechanical equipment, lighting systems, irrigation systems, pools, and other property facilities as applicable.
- Conduct routine property inspections and identify maintenance, safety, or code compliance concerns.
- Maintain the exterior appearance of the community, including grounds, parking areas, breezeways, sidewalks, and amenity spaces to ensure excellent curb appeal.
- Respond promptly and effectively to emergency maintenance situations, including after-hours calls and weather-related events.
- Maintain accurate records of maintenance activities, completed work orders, inventory usage, and preventative maintenance schedules.
- Assist with inventory management by monitoring supplies, equipment, and replacement parts and notifying management when replenishment is needed.
- Operate maintenance tools, equipment, and company vehicles safely and efficiently.
- Support contractors and vendors performing work on-site and verify quality of completed work.
- Maintain positive relationships with residents by providing courteous, professional, and customer-focused service.
- Comply with all company policies, OSHA regulations, local building codes, and applicable health, safety, and environmental standards.
- Participate in property inspections, audits, and capital improvement projects as needed.
- Perform additional duties as assigned.
Qualifications
Education and Experience
- High school diploma, GED, or equivalent required.
- Reliable transportation to and from work
- Driver's License and car insurance
- Minimum of 1 year of maintenance experience required; multifamily housing experience preferred.
- HVAC and plumbing experience preferred.
- Experience with apartment turns, service requests, and preventative maintenance programs is highly desirable.
Knowledge, Skills, and Abilities
- Strong working knowledge of HVAC, electrical, plumbing, appliance repair, carpentry, drywall, painting, and general building maintenance.
- Ability to troubleshoot, diagnose, and repair maintenance issues independently and efficiently.
- HVAC certification and/or EPA Universal Certification strongly preferred.
- Excellent customer service, communication, and interpersonal skills.
- Strong organizational skills with the ability to prioritize multiple tasks and meet deadlines.
- Ability to work independently and as part of a team.
- Basic computer and mobile device proficiency for work order management systems.
- Ability to read and interpret technical manuals, safety procedures, and operating instructions.
- Dependable, detail-oriented, and committed to providing quality workmanship.
Physical Requirements
- Ability to frequently walk, stand, climb stairs, bend, kneel, squat, reach, and work in confined spaces.
- Ability to work indoors and outdoors in varying weather conditions.
- Ability to safely operate hand tools, power tools, ladders, and maintenance equipment.
- Ability to lift, carry, push, and pull up to 100 pounds, with or without reasonable accommodation.
Additional Requirements
- Must maintain current personal automobile insurance that meets company and state minimum requirements and remain insurable under company vehicle policies.company-owned vans and vehicles.
- Must be available to participate in an on-call rotation and respond to after-hours emergencies.
- Ability to successfully pass any required background checks and drug screenings, where permitted by law.

Leasing Agent - Not Hiring at This Time

Role Description
This is a full-time on-site Leasing Consultant role with H2 Real Estate in Birmingham, AL. The Leasing Consultant will be responsible for managing leases, resident retention, lease administration, and providing excellent customer service to residents. This is a commission-based role with top compensation and no cap on earning potential. We have healthcare and benefit options with this role.
The responsibilities of the Leasing Agent are as follows:
- Manage all aspects of the leasing process, including leasing apartments, preparing lease paperwork, and assisting to ensure a smooth move-in.
- Greet clients, assess needs, answer questions, and provide tours of the apartments and communities.
- Process applications, and prepare and review lease agreements and renewals.
- Respond to in-person, phone and email inquiries, which includes providing leasing information, making appointments and creating and following up with maintenance requests.
- Assist with completing weekly, monthly, and special reports as assigned by the Leasing Manager or Property Manager.
- Receive deposits and rent money, and record appropriately.
- Provide excellent customer service and assist all clients with a positive and friendly tone
Qualifications
- A high school diploma or equivalent is required.
- Multifamily industry experience is heavily preferred.
- 1+ years of sales experience is heavily preferred.
- Ability and willingness to drive personal vehicle for apartment tours.
- Excellent verbal and written communication skills.
- Customer service-focused with the ability to be a strong team player.
- Strong time management skills required.
- Must be able to work a flexible schedule.
- Must be able to tour the communities with clients, which includes driving to and walking around communities and climbing stairs.
